How to use this calculator

  1. Enter the loan amount you plan to borrow.
  2. Enter the annual interest rate offered by the lender.
  3. Enter the loan term in years, then click Calculate.
Eye-opener: On a $200,000 loan at 6% for 30 years, the monthly EMI is about $1,199 — but total interest comes to roughly $231,000, more than the loan itself. Compare this with the Loan Overpayment Calculator to see how extra payments change that.

Frequently asked questions

How is EMI calculated?

EMI = P × r × (1+r)n / ((1+r)n − 1), where P is the loan amount, r is the monthly interest rate, and n is the number of monthly payments. The payment stays the same every month, but the interest portion shrinks over time.

Why is early EMI mostly interest?

Because interest is charged on the outstanding balance, which is largest at the start. As the balance falls, more of each payment goes to principal.

What is an amortization schedule?

A table showing, for each period, how much of your payment went to principal, how much to interest, and what balance remains. It reveals the true cost of a loan over its full term.
